Every time I drive to an area of town that I’m not super familiar with or I visit a city I’ve never been to I am reminded how much easier our lives are because of GPS.

What happens when you need to provide info about a meeting place that doesn’t have a physical address though? Or when you are trying to coordinate a meetup in a big public park? Or that new construction neighborhood that doesn’t have streets already in Google Maps? What might be the most practical though is that BIG commercial building that has 12 exterior doors? How are you directing people to the correct door?

Enter What 3 Words. This tool takes the world and breaks it down into 10×10 ft squares. You can pinpoint people to the correct “box” and share a location easier than trying to convey longitude and latitude info. It integrates with Google Maps and Waze as well to make it a seamless experience.

  1. If you missed our webinar with Ryan Smith, you are in luck! Check out this link for the replay. Ryan does a fabulous job of sharing how you can leverage $100 a month to establish a geographic farm.

  2. Is there a greater comeback story than QR codes? Check out this article from the WSJ that shares how retailers are looking to replace the barcode with QR codes as early as 2027. Which begs the question, if it is good enough for the grocery store, why not in your real estate business?

  3. Clear Cooperation is once again in the news as some large brokerages have begun to stir the pot at NAR working to have it revoked. Last month Howard Flaschen, an independent broker in the Jacksonville, FL market penned this opinion piece as a response to the CEO of Compass’s argument.

    Late last week the Park City Board of REALTORS notified NAR that they would no longer require agents to comply with clear cooperation due to fear of litigation.

    We won’t link to it since it is behind a paywall, but there is also an interesting article published late last week on Inman from the Bright MLS CEO, Brian Donnellan. He also takes issue with Robert Reffkin’s argument and does some fact checking. If you are subscriber, be sure and look for it.

  4.  October CPI released on Thursday showing an inflation rate of 2.4%, which was higher than expectations. You have probably seen that mortgage rates have risen the past 3 weeks, despite The Feds cutting rates by 50 basis points. Check with your lenders, but this likely doesn’t bode well for mortgage rates.

At Real Estate Distilled 2023 we announced the creation of the Cindy Frantz Hack Award -- For Recognition In Outstanding Mentorship in the real estate industry. This newly created recognition will be awarded annually at the Real Estate Distilled conference. We invite you to submit your mentor for consideration.
